What if my tenants do not pay the rent?


If you have selected the fully managed service your rent is guaranteed for the first 6 months.

Surelet use Homelet Xpress Rent Guarantee for fully managed properties, unless otherwise instructed by the Landlord . Xpress Rent Guarantee has a 1st month excess.

How is my tenant selected?


Every care is taken to match your tenant to your individual requirements using stringent vetting procedures.
How long does the tenancy last?


 The minimum term for an Assured Shorthold Tenancy is 6 months, after this period the tenancy can be extended on a month-to-month basis or renewed on a fixed term..
Why do I need an Inventory?


If you do not have an inventory/schedule of condition it will be virtually impossible to rule in favour of the landlord in the event of a dispute under the tenancy deposit protection legislation
How & when will I receive my rent?


Payments will be made directly into your account (unless otherwise arranged). Surelet will endeavour to credit you within 10 days of receipt of the rent received.
How much deposit is held?


This is usually at the landlords discretion but Surelet would recommend that one months rent plus £100 is held in accordance with the tenancy deposit protection legislation.
Why should portable appliances be tested?


Landlords have a legal duty to take precautions against the risk of fire, injury or even death caused from appliances they have provided.
What happens when a repair is needed?


Depending on the reported incident, Surelet staff would qualify who is responsible ie. Landlord or tenant. A qualified contractor would then be instructed to carry out the repair, subject to the landlords approval.
